Water coming in right now? Do these five things

A slow drip into a bucket can usually wait until morning. Water near lights or outlets, or a sagging ceiling, can't. Call (813) 555-0147 now.

Our step-by-step guide covers the attic check and what not to do: what to do when your roof is leaking.

  1. Catch it.Put a bucket under the drip with an old towel inside so it doesn't splash. Move furniture, rugs and electronics out of the way.
  2. Kill the power to that spot.If water is near a light, ceiling fan or outlet, switch that circuit off at the breaker. Don't touch wet fixtures.
  3. Drain a bulging ceiling. If the drywall is sagging with water, push a screwdriver through the lowest point, right over the bucket. A small, controlled drain beats the whole patch coming down.
  4. Take photos and video.Get the stain, the drip and the time. Your insurer will ask, and most policies expect you to take reasonable steps to stop more damage.
  5. Call, don't climb.Stay off a wet roof, and never go up while there's lightning around. Tampa Bay sees some of the most thunderstorm activity in the country.
Our process

How a roof leak repair works with us

Five steps, from your first call to a dry ceiling. You know what's wrong and what it costs before any work starts.

  1. You call or text

Any time, 24/7. Tell us where the water is showing, what kind of roof you have and roughly how old it is. A couple of phone photos help.

  2. We inspect the roof

Attic first, where the water trail is easiest to follow. Then up on the roof to the area above it.

  3. We find the real cause

Pipe boot, flashing, valley, cracked tile or worn underlayment. If it hides, we run a controlled hose test until it shows.

  4. You get photos and a written price

We show you exactly what failed and recommend the fix: a repair when a repair will last, replacement only when it won't.

  5. We fix it and clean up

The repair is done to match your roof, old material is hauled off, and we do a magnet sweep for nails before we leave.

Where Valrico roofs actually leak

Most homes in Valrico went up between the late 1980s and the 2000s, and the typical owner has been in the same house since around 2009. That means a lot of original roofs, right at the age when certain parts start to give out. Here's where the water usually gets in, by roof type.

Roof typeWhere it usually leaksWhat's normally done
Concrete or clay tileWorn underlayment under the tiles, cracked or slipped tiles, cracked mortar on hips and ridges, rusted vent pans, valleysReplace broken tiles and reseal; if the underlayment is worn out, lift the tiles, lay new underlayment and reset them
Asphalt shingleCracked rubber pipe boots, wind-lifted or missing shingles, nails backing out, worn flashing at walls and chimneysReplace the boot or flashing, re-nail and seal or replace shingles. Often done in a few hours
Flat, patio and lanai roofsThe joint where the porch roof meets the house, split seams, water that ponds and sitsSeal the transition properly with membrane, not just caulk; patch or replace the membrane
MetalLoose or rusted screws, worn rubber washers, seams and ridge capsReplace fasteners and washers, reseal seams
Mobile and manufactured homesSeams, vents, and the edges of roof-oversReseal seams and penetrations; replace failed sections

On every roof type, two things cause a lot of trouble here. One is clogged gutters, which back water up under the roof edge. The other is tree limbs. Valrico has plenty of big old oaks, and Hurricane Milton brought a lot of them down in October 2024. Squirrels chewing through plastic vent stacks is another one we find more often than you'd think.

Why does my tile roof leak when the tiles look fine?

Because the tiles aren't what keeps the water out. Concrete and clay tiles can last 40 to 50 years or more. The underlayment underneath, the real waterproof layer, usually needs replacing at around 20 to 25 years in Florida's heat. River Hills was built between 1989 and 2005, so a lot of its tile roofs are at that point now. The usual fix is a lift and relay: the tiles come off, new underlayment goes down, and the good tiles go back on. You keep the look and the tile you paid for.

Is the leak right above the stain?

Usually not. Water travels along the decking and rafters before it drips, so the hole can be several feet uphill from the stain. Most leaks start where something pokes through the roof (pipes, vents, skylights, chimneys) or where two roof surfaces meet. That's why our roof leak detection starts in the attic.

Why does my roof only leak in heavy rain?

Not all rain is the same. A gentle shower runs straight down the roof. Valrico's summer storms don't. From June through September, sea-breeze thunderstorms build most afternoons and come in with gusty wind. That pushes rain sideways, and sometimes uphill, under shingle edges, flashing and tile laps. A heavy burst can also overload valleys and gutters faster than they drain.

If your ceiling only gets wet in big storms, or only when the wind comes from one direction, we usually check:

  • flashing on the side of the house that faces the storm
  • valleys, where two roof slopes meet and water runs fastest
  • the roof edge and gutters, where overflow backs up
  • pipe boots and vents on that same side

When you call, tell us which way the rain was blowing. It saves time on the roof.

Prices

How much does roof leak repair cost in Valrico?

Most roof leak repairs in the Tampa area cost $250 to $1,600. Angi's Tampa data puts the average roof repair at about $1,016, with most jobs between $463 and $1,589. Tile, flat-roof and storm work usually cost more than a simple shingle fix.

These are typical ranges, not quotes. Your written price comes after we've seen the roof. Inside the house, wet insulation, stained drywall and any mould are separate costs. We note interior damage in our photos too, which helps if you file a claim.

Why did I get quotes from $500 to $14,000?

Because they're quoting different jobs. The $500 quote is fixing the part that failed. The $14,000 quote is a new roof. Both can be honest. Ask each roofer three things: What exactly failed? Can it be repaired, and if not, why not? Can you show me photos? We answer all three plainly and put it in writing. Any roofer you hire should.

Full roof leak repair price guide

RepairTypical range, Tampa area
Flashing replacement (wall, chimney, vent)$200 – $500
Shingle patch or pipe-boot repair$250 – $600
Tile roof leak repair$450 – $1,500
Flat or lanai roof sealing$500 – $1,200
Emergency storm repair$1,000 – $3,000+
Hillsborough County residential roofing permit, when needed$250

What pushes the price up

  • Roof type. Tile and metal take longer and cost more to work on than shingles.
  • Height and pitch. A steep, two-storey roof needs more safety gear and time.
  • How long it's been leaking. Rotted decking or fascia means wood and labour on top of the leak fix.
  • A permit. Bigger repairs need one.
  • Timing. Night, weekend and post-storm call-outs can cost more.
  • Your HOA. Some communities require specific tile or shingle colours and makes.
Straight answers

Repair or replace? How to tell

Most leaks are a repair. Replacing the roof starts to make sense when:

  • The roof is near the end of its life. In Florida, asphalt shingles typically last 15 to 20 years, and tile underlayment around 20 to 25.
  • The felt or underlayment is brittle across the roof, not just around the leak.
  • The decking is soft in several places.
  • Repairs keep failing in new spots every storm season.
  • Your insurer is pushing it because of the roof's age.

If we say replace, we'll show you photos of the problem areas and explain why. You're welcome to get a second opinion. We don't mind.

Local weather

Valrico weather and your roof

  • The rainy season, June to September. About two-thirds of Tampa Bay's yearly rain falls in these four months. June averages about 6.7 inches and August, the wettest month, nearly 8.
  • Record years. Tampa's 2024 rainy season was the wettest on record: 51.87 inches from June to September, beating a record from 1945.
  • Lightning. The Tampa–Orlando area is known as the lightning capital of North America.
  • Hurricanes, June 1 to November 30. Hurricane Milton made landfall at Siesta Key on October 9, 2024, bringing trees down on Valrico streets. Wind lifts shingles and cracks tiles, and the leak often doesn't show until the next heavy rain.
  • Heat and UV, all year. That's why shingle roofs here typically last 15 to 20 years, not the 25 or 30 printed on the package.

Best times to get the roof checked: April or May, before the rains start, and again after any named storm passes through Hillsborough County.

Our area

Valrico roofs, neighbourhood by neighbourhood

We cover all of Valrico: ZIP codes 33594 and 33596. Valrico isn't a city. It's an unincorporated part of Hillsborough County, made up of neighbourhoods strung along SR 60, Bloomingdale Avenue and Lithia Pinecrest Road. Each has its own roof story.

River Hills Country Club

Guard-gated, built from 1989 to 2005 beside the Alafia River. Lots of tile roofs now at underlayment age. Roof replacements here go through the HOA's architectural review.

Buckhorn Preserve

Homes from around 2002, off Lithia Pinecrest Road and East Lumsden Road. Many first-generation shingle roofs are now past 20 years.

Diamond Hill and Heritage Crest

Gated communities in north Valrico (33594), next to Diamond Hill Golf Club. HOA rules apply to materials and colours.

The Bloomingdale corridor

Mature oaks over a lot of roofs mean leaves in valleys, clogged gutters and limb damage after storms.

Twin Lakes, Lumsden Pointe, Lakes of Valrico and more

Mostly shingle and tile homes from the 1990s and 2000s, with the same age-related issues.

Mobile home and 55+ communities

Different roofs, different repairs: seams, vents and roof-over edges.

About your HOA: repairs that match the existing roof usually don't need architectural approval, but replacements usually do. Check your community's guidelines before a re-roof starts. We supply product sheets and colour samples for the application. See our full Valrico service area.

The rules

Permits, the 25% rule and insurance: what Florida actually says

This is where homeowners get the most confusing answers, so here's what the rules say, with sources. It's general information, not legal advice. We'll tell you what applies to your house; your insurer has the final word on coverage.

Do I need a permit for a roof repair in Valrico?

Valrico is unincorporated, so permits go through Hillsborough County Development Services, not a city. The county's residential roofing permit is $250 (fee schedule effective October 5, 2024). County guidance has been that a roof repair under 500 square feet (5 squares) in one roof plane doesn't need a permit. Bigger repairs and every full re-roof do, along with inspections. We pull the permit. If the job is over $2,500, a Notice of Commencement also gets recorded (Florida Statute 713.13).

What is the 25% rule?

Hillsborough County spells it out on its re-roof inspection page:

  • Roof installed before the 2007 Florida Building Code: if more than 25% of the total roof area or roof section is replaced or recovered in any 12-month period, the whole roof system or section must be brought up to current code.
  • Roof built to the 2007 code or later: only the part being repaired or replaced has to meet current code.

So on a newer roof, a repair stays a repair. On an older one, a big repair can turn into a re-roof. We'll tell you which applies to your house.

Will insurance cover my roof leak?

It depends on what caused it.

  • Usually covered: sudden damage, like wind tearing off shingles or a limb punching through, and the water damage that follows.
  • Usually not covered: wear and tear, or a roof that has simply aged out.
  • Flood is separate. A standard homeowners policy doesn't cover flood, and insurers sometimes argue a claim is flood rather than wind-driven rain.
  • Roof age. Under Florida Statute 627.7011, an insurer can't refuse or non-renew your policy just because the roof is under 15 years old. If it's 15 or older, an inspection showing at least 5 years of useful life left keeps it insurable (Florida Senate analysis).
  • Assignment of benefits. For policies issued since January 1, 2023, you can't sign your insurance benefits over to a contractor. If a roofer asks you to sign an "AOB", walk away.

Read your policy, document everything, and call your agent or insurer before you file.

How to spot a storm chaser

After every big storm, trucks from out of the area show up in Valrico. Be careful if a roofer:

  • knocks on your door uninvited right after a storm
  • tells you "insurance will pay for a whole new roof" before looking
  • offers to cover or waive your deductible. That's illegal in Florida under Statute 489.147
  • wants a signature before an inspection, or a big deposit up front
  • can't give you a local address or proof of insurance

Before you hire anyone: ask for a local address, proof of liability and workers' comp insurance, and a written, itemised quote. If you sign a contract at your door, Florida gives you 3 business days to cancel.

Three Valrico roof leaks, and how they get fixed

These are the three leaks we see most around Valrico. Each one is a typical job, written up so you can see how we approach the problem, step by step.

Tile-roofed Valrico home with a magnifier showing cracked felt under the tiles
Tile roof · River Hills

The 25-year-old tile roof that "looked fine"

Problem
A ceiling stain in a back bedroom after every heavy August storm. From the street, not one tile was out of place.
Approach
Attic first: the water trail led to the lower slope. Lifting a few tiles showed brittle, split felt under them. That's normal at 20 to 25 years in Florida heat, and common across River Hills homes built between 1989 and 2005.
Outcome
A lift and relay on that slope: tiles off, new underlayment down, original tiles back on, broken ones replaced to match. The roof keeps its HOA-approved look and stays dry.
Flat lanai roof meeting the side of a house with water getting in along the joint
Lanai roof · 33594

The porch roof leak that only showed in sideways rain

Problem
Water running down the inside wall next to the sliding doors, but only when storms blew in from the west.
Approach
A hose test aimed at the house wall found it: the joint where the flat lanai roof meets the house had been sealed with caulk only, and the caulk had split.
Outcome
The joint was opened up and properly flashed, with membrane run up the wall and counter-flashing over it. No more relying on caulk to keep out Valrico's afternoon storms.
Storm-broken oak limb lying across a Valrico shingle roof
Shingle roof · Bloomingdale area

The oak limb that cracked shingles after a storm

Problem
After a tropical storm, a live oak limb came down on a 2000s shingle roof. A day later the next downpour brought water into the hallway.
Approach
Same-day tarp over the damage, with photos for the insurance claim. Once it was dry, we removed the limb and checked the decking underneath.
Outcome
Two sheets of cracked decking replaced, new felt and matching shingles laid. The homeowner had photos and a written invoice for the claim.

Roof leak questions Valrico homeowners ask

How fast can someone come out for a roof leak in Valrico?

We're open 24 hours, 7 days a week, so you can call the moment you see water. Tell us if it's actively coming in: active leaks get tarped or patched first, and the permanent repair follows once the roof is dry.

It's dark and still raining. Should I wait until morning to call?

Call now. We answer 24/7. Even if nobody can go up on a wet roof in the dark, we'll talk you through protecting the room and book you for first thing. Do the five steps at the top of this page in the meantime.

Can a roof leak be fixed in the rain?

A temporary fix can, like a tarp or an emergency patch, if it's safe to get up there. A proper repair needs a dry roof so sealants and new materials bond. Nobody should be on a roof during lightning.

How long does a roof leak repair take?

Most leak repairs, such as a pipe boot, a section of flashing or a few shingles or tiles, take a few hours. A tile lift-and-relay or a repair with rotted decking takes longer, and a permit adds time when one is needed.

Can I just use Flex Seal on my roof leak?

It can slow a drip for a few days. It won't fix the cause, and a thick coat can hide where the water is actually getting in, which makes the real repair harder to find. Treat it as a stopgap until we can take a look.

Does homeowners insurance cover a roof leak in Florida?

Often, if a sudden event like wind or a falling limb caused it. Usually not if it's wear and tear or an old roof. Flood is excluded from standard policies. Take photos, stop further damage, and check your policy before you file.

Will my insurance company drop me because my roof is old?

Under Florida Statute 627.7011, an insurer can't refuse or non-renew your policy just because the roof is under 15 years old. If it's 15 or older, an inspection showing at least 5 years of useful life left keeps it insurable.

Do I need a permit for a small roof repair in Valrico?

Hillsborough County guidance has been that repairs under 500 square feet in one roof plane don't need a permit. Larger repairs and full re-roofs do, and the county's residential roofing permit is $250. We handle the permit when one is needed.

My ZIP is 33596, or I'm in River Hills. Do you cover me?

Yes. We cover all of Valrico, 33594 and 33596, including River Hills, Buckhorn Preserve, Diamond Hill, Bloomingdale and the neighbourhoods around them.

What should I ask a roofer before I hire them?

Ask for a local address, proof of liability and workers' comp insurance, photos of the problem, and a written, itemised quote. Never sign an assignment of benefits or let anyone "cover" your deductible.

Can a roofer sue me if he gets hurt on my roof?

This is the reason to hire a roofer who carries workers' compensation and liability insurance and can show you the certificates. If an uninsured worker is hurt on your property, you could end up dealing with the claim.
