Roof repairs we do
Storm and wind damage
Lifted or missing shingles, cracked tiles, limb strikes. Often the leak doesn't show until the next heavy rain.
Flashing, boots and vents
Wall and step flashing, chimney flashing, pipe boots, vent pans and skylight seals.
Rotted decking, fascia and soffit
Usually from a leak left too long or gutters overflowing at the roof edge.
Flat, patio and lanai roofs
The joint where the porch roof meets the house, split seams and ponding water.
Tile roofs
Broken tiles, mortar, underlayment and lift-and-relay. Tile roof repair.
Shingle roofs
Shingle replacement, nail pops, sealing and ridge caps. Shingle roof repair.
After a storm: what to check from the ground
- Shingle or tile pieces in the yard or gutters
- Shingles that look creased, lifted or a different colour
- Tiles that are out of line or cracked
- Bent gutters, loose drip edge or flashing hanging off
- Limbs on or touching the roof
- New stains on ceilings or around the AC closet
Don't go up yourself. Take photos from the ground and call us. Storm damage often doesn't leak until the next big rain, which in Valrico is usually the next afternoon from June to September.
Permits and the 25% rule
Valrico is unincorporated, so roofing permits go through Hillsborough County Development Services. Small repairs, under 500 square feet in one roof plane, generally don't need a permit. Bigger ones do, and the residential roofing permit fee is $250.
On roofs installed before the 2007 Florida Building Code, replacing more than 25% of the roof or section within 12 months means the whole roof or section must be brought up to current code. On newer roofs, only the repaired part does. We'll tell you which applies before you sign anything.
Repair or replace?
Most roofs with a leak need a repair, not a new roof. We'll recommend replacement only when the roof is at the end of its life, the decking is soft in several places, or repairs keep failing. When we do, we show you the photos. A second opinion is always welcome.
Prices are in the roof leak repair cost guide. Leaking right now? Go to emergency roof leak repair.

What Valrico homeowners say
Roof repair questions
What roof repairs do you do besides leaks?
Storm and wind damage, missing or broken shingles and tiles, flashing, pipe boots, vents, rotted decking, fascia and soffit at the roof edge, and flat or lanai roof sections.
Do I need a permit for a roof repair in Valrico?
Hillsborough County guidance has been that repairs under 500 square feet in one roof plane don't need a permit. Larger repairs do. We pull the permit when one is needed; the county fee is $250.
Do you repair flat and lanai roofs?
Yes. Most flat-roof leaks are at the joint where the porch roof meets the house, split seams or ponding water. We seal transitions properly with membrane, not just caulk.
Do you work on mobile and manufactured homes?
Yes. Seams, vents and the edges of roof-overs are where those roofs usually leak.
Can you check my roof before hurricane season?
Yes, and April or May is the best time, before the rains start. We check for loose shingles or tiles, worn flashing, clogged gutters and limbs overhanging the roof.
What if the leak comes back after a repair?
Most repeat leaks are a second entry point that was never found, or a patch put above the stain instead of at the source. Call us and we'll trace it again from the attic up. That's why we find the real entry point before fixing anything.
