Roof Leak Detection in Valrico, FL

The stain on your ceiling is rarely under the hole. We trace the water back to where it actually gets in, show you photos, and give you a written price to fix that spot.

We find roof leaks in three steps: the attic first, where the water trail is easiest to follow; then the roof above that spot, checking pipe boots, flashing, valleys and tiles; then a controlled hose test if the leak still won't show itself. You get photos of the entry point before anything is repaired.

Why the stain isn't where the leak is

Water gets under a shingle or tile, hits the felt or the plywood deck, and runs downhill until it finds a nail, a seam or a rafter to drip off. On a typical Valrico two-storey or a long single-storey ranch, that can be several feet. Patching the roof directly above the stain is the most common reason a "fixed" leak comes back.

How we find the leak

  1. Ask the right questions. When does it leak: every rain or only big storms? Which way was the wind blowing? How old is the roof? These narrow it down before we get the ladder out.
  2. Go in the attic.Look for dark streaks on the underside of the deck, wet insulation, rusty nails and daylight. Follow the trail uphill to where it starts.
  3. Get on the roof above that spot.Check every penetration (pipe boots, vents, skylights, chimneys), wall and step flashing, valleys, and the condition of the shingles or tiles.
  4. Hose test if needed.Wet the roof one small section at a time, starting low and working up, with someone in the attic watching. Slow, but it finds the leaks nothing else will.
  5. Show you.Photos of the entry point and the damage, and a written, itemised price to fix it.

The most common entry points we find in Valrico

WhereWhy it leaks here
Pipe boots (plumbing vents)The rubber collar cracks in Florida sun, often within 10 years. Squirrels chew plastic stacks too.
Wall and step flashingWhere a lower roof meets a two-storey wall, or a porch roof meets the house. Old caulk dries out.
ValleysTwo slopes dump water into one channel. Oak leaves from the Bloomingdale corridor pile up and dam it.
Tile underlaymentThe tiles look fine; the felt under them has worn through after 20 to 25 years.
Roof edge and guttersClogged gutters back water up under the drip edge and into the fascia.
Skylights and chimneysFlashing, seals and crickets behind chimneys.

Is it the roof, or something else?

Not every ceiling stain is a roof leak. If the stain grows on dry days, check these before blaming the roof:

  • AC condensate line clogged, overflowing the drain pan in the attic
  • Sweating ductwork, very common in humid Florida attics
  • A plumbing leak from a bathroom above
  • Window or wall leaks that run down inside the wall and show up at the ceiling corner

We'll tell you if it isn't the roof. No point paying for a roof repair you don't need.

Once we know where it is, the fix depends on your roof: see tile roof leak repair or shingle roof leak repair, and the cost guide for typical prices.

Roof leak detection questions

Why can't I find where my roof is leaking?

Because water travels. It runs along the roof deck, rafters and the top of the ceiling drywall before it drips, so the entry point is often several feet uphill from the stain.

How do roofers find a roof leak?

Attic first, following the water trail and stains on the underside of the deck. Then up on the roof to check the penetrations, flashing and valleys above that spot. If it still hides, a controlled hose test, wetting one section at a time from the bottom up.

Do you use thermal cameras or moisture meters?

A moisture meter or thermal camera can help confirm which areas are wet. Neither replaces actually looking: in the attic, on the roof, and with a hose test when a leak won't show itself.

How much does roof leak detection cost?

Roof inspections in the area typically run about $100 to $400, depending on the roof and how hard the leak is to find. We tell you the price on the phone before anyone comes out, and you get photos of what we found plus a written price for the fix.

My leak only shows up in big storms. Can you still find it?

Usually, yes. Tell us which way the wind was blowing. Wind-driven rain leaks are often on the side facing the storm: flashing, valleys and pipe boots on that slope. A hose test aimed the same direction often recreates it.

Could it be my AC and not the roof?

It could. In Florida, a clogged AC condensate line or a sweating duct in the attic can leave stains that look like a roof leak. If the stain shows up on dry days, we check the air handler and ducts too.
