Tile Roof Leak Repair in Valrico, FL
Cracked tiles, slipped tiles, worn underlayment and failed vent pans. We repair concrete and clay tile roofs across Valrico without tearing off what's still good.
Most tile roof leaks in Valrico come from worn underlayment under the tiles, cracked or slipped tiles, cracked hip and ridge mortar, rusted vent pans, or debris-clogged valleys. Small leaks are fixed by replacing tiles and resealing. When the underlayment has worn out, the fix is a lift and relay: tiles off, new underlayment down, tiles back on.
The tiles aren't what keeps the water out
A tile roof is two roofs. The tiles on top shed most of the water and protect from sun. The underlayment underneath, a heavy felt or synthetic membrane, is the real waterproof layer. Tiles can last 40 to 50 years or more. Underlayment in Florida heat usually lasts 20 to 25.
That matters in Valrico. River Hills Country Club was built between 1989 and 2005, and a lot of its homes, plus many in Diamond Hill, Heritage Crest and the gated communities off Bell Shoals Road, have tile roofs at exactly that age. The tiles look perfect from the street. The underlayment is done.
Where tile roofs leak
Cracked or slipped tiles
From foot traffic (satellite installers, pressure washers), falling limbs or wind. Water reaches the underlayment directly.
Worn underlayment
Brittle, cracked felt under otherwise fine tiles. The most common cause of leaks on 20-plus-year tile roofs.
Hip and ridge mortar
Mortar cracks and lets wind-driven rain in along the ridges.
Vent pans and valleys
Metal pans around vents rust out. Valleys fill with oak leaves and overflow.
How we repair a tile roof leak
- Find the entry point.Attic first, then the roof. We walk tile roofs carefully, on the strongest part of each tile, to avoid cracking more.
- Lift the tiles around the leak. That shows us whether it's a single failure or underlayment that's worn across the roof.
- Repair what failed.Replace broken tiles, re-set slipped ones, repair flashing or vent pans, patch the underlayment in that area.
- Or recommend a lift and relay. If the underlayment is brittle across the roof, a spot repair won't last. We'll show you photos and explain why.
Lift and relay vs a new tile roof
A lift and relay keeps your existing tiles, which saves the cost of new tile and keeps your HOA-approved look. It makes sense when most tiles are sound. If many tiles are broken, discontinued or faded, a full new tile roof can be the better spend. On a pre-2007 roof, Hillsborough County's 25% rule can also decide it: replacing more than 25% in 12 months means the whole roof or section must come up to current code.
Can I walk on my tile roof?
Please don't. One wrong step cracks a tile, and a cracked tile is how many tile leaks start. If a satellite or solar installer has been up there recently and you now have a leak, tell us.

What Valrico homeowners say
Tile roof leak questions
Why is my tile roof leaking if no tiles are broken?
Because the underlayment underneath does the waterproofing, not the tiles. In Florida heat it usually wears out at around 20 to 25 years, even while the tiles look fine.
What is a lift and relay?
We remove the tiles, replace the worn underlayment, repair any bad decking, then reset the good tiles and replace broken ones. You keep the original look and most of the tile you paid for.
Can you match my tiles?
Often, yes. Many common concrete profiles are still available. For discontinued tiles, the usual options are salvaged tiles taken from a hidden part of the roof, or the closest match available.
Can I walk on my tile roof to check it?
Better not. Concrete and clay tiles crack under a misplaced foot, which can create the very leak you're looking for. Look from the ground or the attic instead.
How long do tile roofs last in Florida?
The tiles themselves often last 40 to 50 years or more. The underlayment typically lasts 20 to 25. That gap is why lift-and-relay exists.
Does my HOA need to approve tile repairs?
Repairs that match the existing tile usually don't. Replacements and colour or profile changes usually do. River Hills and other communities have their own architectural review.
